Employers Agent Services
An Employer’s Agent usually represents an investor or developer during the course of a construction project.
The Employer’s Agent sits between its client and the contractor, representing their interests throughout a building contract, usually covering the Design and Build phases.
Where Design and Build is intended for use in conjunction with the JCT Design and Build Contract, you will need an Employer’s Agent to ensure that the works are completed on time, that budgets are met, safety procedures are followed and the desired quality standards are achieved.
JC29 can provide this role with comprehensive Commercial and Project Management experience in guiding projects through the planning, design and construction stages to successful completion.

- Inviting and processing tenders
- Agreeing commissioning and testing procedures
- Preparing contract documents for execution.
- Agreeing defects reporting procedures.
- Administrating change control procedure
- Ensuring that project documentation is issued to the client
- Seeking instructions from the client in relation to the contract
- Issuing certificates, interim certificates for payment
- Issuing instructions such as variations or relating to prime cost sums
- Issuing certificates, interim certificates for payment
- Considering claims, such as claims for extension of time
- Issuing practical completion certificates
- Chairing construction progress meeting
- Collating and issuing schedules of defects
- Preparing and issuing construction progress report
- Issuing the certificate of making good defects
- Co-ordinating and instructing site inspection
- Issuing the final certificate
